Questions for Realtors in today’s market

 Can you answer the following questions?

What are the 4 factors that must occur for the HESC (NODPA) requirement to kick in?

 

Can the seller rescind the contract (when HESC) and if so for how long?

 

What if I am the listing agent and the offer comes in on a normal contract and should be on the HESC?

 

What can happen if I screw up and do NOT use the HESC when I should have?

 

I am going to answer this one for you because you need to know (if you do not already) that your client can go to jail (and think about all the lovely things they are going to do to thank-you for not properly advising them when they get out)!
